City West affordable housing program

Affordable housing may be provided in-kind or as a monetary contribution. The contribution total is calculated on the basis of the total floor area that would otherwise be required to be dedicated for affordable housing. The total amount is calculated as follows:

• residential uses: 0.8% of the total floor area
• non-residential uses: 1.1% of the total floor area.

Total floor area is defined in the Sydney Local Environmental Plan 2012. Monetary contributions are indexed yearly on 1 July, based on the revised City West affordable housing program.

The affordable housing contribution rates effective from 1 July 2020 to 30 June 2021 are:

• residential uses: $31.90 per square metre of the total residential floor area
• non-residential uses: $45.84 per square metre of the total non-residential floor area.

All affordable housing contribution payments and bank guarantees for Ultimo/Pyrmont are paid to the NSW Department of Planning and Environment. All cheques should be made payable to City West Housing Pty Ltd.
